Homes for sale in Palatine increased in listing activity and closed sales for the month of December 2012. However, this area decreased substantially in; median sales price, market time, and total amount of homes for sale for attached and detached homes. Palatine home activity for attached new listings for condos and town homes for sale in December decreased by 15 listings from the previous two year average of 69 new listings. New listing activity in Palatine homes increased for traditional detached homes for sale, ending December 2012 with a total of 42 new listings (3 more than last year). The amount of new listing activity for REO and Short Sale homes this December lowered by almost 50% from December 2011. Homes for sale in Palatine increased greatly in the total number of closed sales for attached homes (double the amount of closed sales from 2010), and decreased in the amount of closed sales for detached homes this December 2012. Palatine ended 2012 with a total of 58 attached homes close and 29 detached this December. As the closed sale activity increased December 2012, the median sales price for condos and town homes in Palatine decreased. In December 2010 the median price for attached homes was at $92,450, this month the median sales price for attached homes is down to $58,000. On the other hand, the median sales price for detached homes in Palatine increased for December 2012. Detached home median sales price is now back to what the previous price value was in December 2010, with a median sales price of $300,000. As prices continue to maintain previous values, the market time for attached and detached homes for sale in Palatine this December was only a couple days less than the market time in 2011. Market time for traditional homes for sale increased to 178 days on market and this December it’s higher than what is was in December 2011, and 2010.
