LONGVIEW/GREGG COUNTY (KYTX) - Housing sales in Longview are fighting back from the economic downturn - 2012 was already Longview's best for home sales in five years, and in the first two months of 2013, sales increased another 16 percent, compared to the same time period last year.

In January alone, sales of single-family homes in the Longview area were up 46 percent.

That's compared to January of last year.

Richard Obousy and his family bought this three-bedroom home two years ago -- but now they want to step up in size.

"We absolutely love this house, but we're expecting another child in August and we need something just a little bit bigger than we have now," he said.

He wants to remain in Longview's Wildwood subdivision, so they're shopping for homes just blocks away.

"One of the key things for us was finding a house that fit our requirements in this neighborhood, and we've seen three or four houses, so we're confident that we'll find exactly what we're looking for in the not-too-distant future."

Obousy moved here from Houston, after his wife -- a pediatrician -- joined the Diagnostic Clinic of Longview. As job growth continues,  more and more families are moving to the area, or looking for something bigger.

Realtors say, in this market, buyers are looking for the nicer things or other amenities, like say a pool. So if you're looking to try to sell your home, you want to make sure that all of the small things are taken care of. Like, for instance, if you have loose shutters here, or if you think the house needs a new paint job - something that will make it dazzle and pop, and catch a potential buyer's interest.

If you're looking to buy a home -- experts say step one is crunch the numbers so you know exactly what you can afford. Have an engineer inspect the home, so you're dream house doesn't turn into a nightmare of repairs. Have the property's market value appraised. And make a fair offer based on other houses in the neighborhood.

For Obousy, finding good options in Wildwood has been easy.

"We're extremely fond of this neighborhood. It's got friendly neighbors," he says. "It's well-maintained. It's incredibly safe, so we want to stick around here."

Realtors and analysts say that it's always a good idea to do a lot of research before you enter the home buying or home selling market. One place where you can that research is at the Texas A&M University's Real Estate Center website.

CBS-19 looked at 2012 single-family home sales for eight Longview-area school districts. The number of homes sold increased in Kilgore, Gladewater and White Oak ISDs, but have decreased in Longview, Spring Hill, Pine Tree and Tatum districts.
