TYLER (KYTX) - City staff members are calling a new Tyler retail center that could soon possibly be joined by a hotel and conference center, a once in a lifetime deal.

The construction for this $80 million center is already underway, at Toll 49 and South Broadway Avenue. It should be done around next summer.

As of now this is also the location for a new hotel and conference center that could bring thousands of new visitors to Tyler.

Lisa Chatterton is a big shopper, who spent years working in Dallas, and has finally come home to Tyler, where she grew up. 

"I think coming from Dallas which is just a retail mecca, it's really hard to transfer to Tyler when they just don't have as many options as there are in Dallas," Chatterton says.

She still does almost all of her shopping in Dallas.

"Probably twice a month, at least," she says.

However, that's bound to change once a huge new retail center, called the Village at Cumberland Park, opens in Tyler.

Tyler Mayor Barbara Bass says, "For us to get an $80 million investment, its the largest thing we've ever had, and is the largest in the state right now."

The developer, The Retail Connection, is paying for the center. The city will only have to reimburse the company a small percentage for any public roadway improvements made during construction.

"It will change the face of Tyler as a retail destination and take everything that we already have and give even more opportunity to the current retailers because of the increase of people coming here to shop," Barbara Bass says.

Bass and city managers do not believe other retail stores will suffer, because the new center will bring so many new people to Tyler. They believe the wealth will be shared by all.

Another exciting plan in the works will bring more than shoppers to Tyler. The city estimates the hotel and conference center would bring more than 20,000 new people to town a year.

"The city will fund the conference center, the hotel is totally private dollars," Bass says.

That conference center won't cost you a dime. It's coming out of the Hotel / Motel Tax, which comes strictly from visitors.

"It's really wonderful to see the community booming and really as vital as it is right now," Chatterton says.

There are still some major steps the city needs to take before finalizing plans for the hotel and conference center, but at least 9.5 of the acres next to the retail center officially belong to the city now.

If all goes according to plan, plans for the hotel and conference center could be finalized one year from now.  That privately funded hotel would cost $30 million.  The conference center is estimated to cost $17 million. The city's next step is to come up with a more exact budget plan.
